Asset & Property Verification · AhmedabadCheck the ground before the money moves.

Before you buy, lend against or go to court over a property, we verify who owns it, who occupies it and what disputes surround it. For lenders and advocates, we trace property and business interests a party may not have declared.

No obligation. What you tell us stays with our team.

01 —When to call us

Does this sound familiar?

You don’t need proof to talk to us — only a question you can’t answer on your own.

  • You are buying land or a flat in a fast-growing area — Shela, South Bopal, near GIFT City — and want independent eyes on it.
  • You live abroad and someone else looks after your property in Gujarat.
  • A borrower or debtor says they have nothing, but their lifestyle says otherwise.
  • A party in a maintenance or partition matter may be keeping property out of view.
  • The seller is pressing for a quick deal and discourages a site visit.

If any of this feels close, a short confidential conversation is a sensible first step.

02 —What we look into

The ground we cover.

Agreed with you in writing before work begins. You choose what matters; we leave out what doesn’t.

  • Records review

We pull 7/12 and 8A extracts from AnyRoR, revenue entries and registered documents, and set them against what the seller claims — to support, not replace, your advocate’s title search.

  • On-ground verification

A site visit confirms the property exists as described, who occupies it, its condition, construction status and boundaries.

  • Dispute and litigation check

Court records are searched for suits, stay orders and disputes involving the property or the parties to the deal.

  • Neighbourhood inquiries

Neighbours and local brokers often know about a family dispute, an encroachment or a second sale agreement before any record does.

  • Asset tracing

For lenders and advocates — including in maintenance and alimony matters — we identify property, companies and visible business interests held by a person, from public records and field inquiries.

  • Property watch for NRIs

Periodic visits, photographs and a short report on a property you own, while you live abroad.

03 —How we work the case

Careful, lawful, step by step.

Every step is documented and agreed with you. If something can’t be done lawfully, we say so before you commit.

  1. Share the details

Survey or plot number, the address, any documents you have been given and the names of the parties.

  2. Records first

We check land records, court records and company filings for ownership, encumbrances and disputes.

  3. Then the ground

An investigator visits the property and talks discreetly to neighbours and local sources.

  4. Report and refer

You receive a report for your own decision and for your advocate’s title opinion.

04 —What you receive

Facts you can act on.

Every finding is sourced and dated, and anything we could not confirm is marked as such.

Contents of your file

  1. A property report: records found, status on the ground and red flags
  2. Copies or extracts of the land and court records we relied on
  3. Dated, geotagged photographs of the property
  4. For asset tracing, a schedule of identified assets with the source for each
  5. A call to walk you, or your advocate, through the findings

Typical timelineProperty checks usually take 5–10 working days, asset tracing 2–4 weeks.

05 —Where we draw the line

What we will never do.

Indian law protects everyone’s privacy — including the person you are asking about. These limits protect your case, too.

  • We do not obtain bank statements or account details.
  • We do not give legal title opinions — that is your advocate’s role.
  • We never enter a property without the owner’s or occupier’s permission.

06 —Illustrative case files

A typical case, illustrated.

Composites, not real clients’ cases — but the methods are exactly how we work.

  • Scenario 09

Personal & family, Ahmedabad → Toronto (NRI), 12 days

    A plot watched from Toronto

An NRI couple stopped receiving updates about land they owned outside Ahmedabad.

These case files are illustrative — composites written to show typical cases and the methods we use. They are not records of real clients, and the people in them are invented.

Questions

Before you decide.

Straight answers about asset & property verification. If yours isn’t here, ask us directly — in confidence.

Does this replace a lawyer’s title search?

No. Your advocate gives the legal title opinion. We add what paperwork alone can’t show: who is actually on the land, what the neighbours know, and whether the story on paper matches the ground.

Can you find out what someone owns?

We can identify property, companies and business interests that appear in public records or can be confirmed on the ground. We do not obtain bank account details or statements — those can only be obtained through a court or a lawful authority.

I live abroad. Can you check on my property in Gujarat?

Yes. We visit, photograph and report on its condition, occupation and any encroachment, once or at regular intervals. Everything is sent by email, and calls are scheduled to suit your time zone.

Which areas do you cover?

All of Ahmedabad and its growth corridors — SG Highway, Shela, Bopal, Sanand, Gandhinagar and GIFT City — and towns and villages across Gujarat.
